What is a Four Point Inspection?

A “Four Point Inspection” concentrates on four features of the home:

  1. HVAC (Heating, Ventilation and Air Conditioning)
  2. Electrical wiring and panels
  3. Plumbing connections and fixtures
  4. Roof condition and remaining life expectancy

The inspection and report denote the condition and age of these features, items the insurance company is looking for. These items may not be what you are looking for or wanting to know. Also, the 4 point insurance report is written on insurance document and most people find it very hard to read or understand. It’s also the # 1 complaint we hear from people, they can not make heads or tails from a 4 point inspection form. The form is based more on how they can bill the client base on the option of the home. For samples, you may pay more for a flat roof or water heater located inside or on the second floor and or age of, HVAC, etc.

So what are the insurance company looking for? In a simple answer, is there any water leaks and or will someone be electrocuted and or will there be a house fire.

The insurance company won’t care if outlets are working, appliance, fans, lights, etc don’t work. They do not care if Plumbing fixtures work or not. If the Roof has 10 different types of coverings and or two layers of shingles. (but you will, when its time to pay extra $$$ to the roofing company). I have had many HVAC 35+ years old but working fine until you buy the home.
