A Day in the Life of a Florida Home Inspector
When most people think of home inspections, they imagine someone walking around with a clipboard, pointing at things and nodding. But the reality is a lot more involved, especially in Florida, where heat, humidity, hurricanes, and termites keep every Florida home inspector on their toes.
At Divinity Inspection Services, we spend our days helping people make some of the biggest financial decisions of their lives with confidence, clarity, and no surprises hiding behind the drywall. Want to know what that really looks like?
Here’s a peek behind the scenes.
7:00 AM – On the Road
Most inspections start early especially in the summer when temperatures rise fast. We pack up our tools, review the day’s schedule, and head to the first property. That might be a historic bungalow in Tampa, a beachside condo in Clearwater, or a new construction home in Wesley Chapel. No two days are the same and that’s part of what makes this job so important.
8:00 AM – Exterior Inspection Begins
We start outside. That means:
- Walking the perimeter of the home
- Checking siding, stucco, paint, grading, and drainage
- Examining windows, doors, trim, and caulking
- Looking for wood rot, pest activity, and water damage
- Evaluating the roof (from ground level, ladders, or drones)
In Florida, we pay extra attention to moisture intrusion. It’s one of the most common long-term issues we see.
We’re also watching for signs of storm damage, poor workmanship, or short-term patch jobs that won’t hold up through the next hurricane season.
9:30 AM – Interior and Attic Inspection
Once we’re inside, things get even more detailed.
We inspect:
- Ceilings and walls for cracks or stains
- Doors, windows, and locks for proper operation
- Electrical outlets, light switches, and panels
- HVAC systems and ductwork
- Plumbing fixtures, drains, and water heaters
- Flooring, stairs, and safety rails
- Insulation levels and ventilation in the attic
Attics in Florida are often brutally hot, but they tell a story. That story might be proper ventilation and solid trusses… or it might be mold, pests, and heat-damaged insulation. Either way, we document it all.
11:00 AM – The Crawl Space (If There Is One)
Not every Florida home has a crawl space, but when it does, we suit up and head in.
This is where we check:
- Structural supports
- Floor joists and beams
- Plumbing lines and moisture barriers
- Signs of termites, rodents, or wood decay
It’s dirty work. But it’s where a lot of issues hide, especially in older homes or flood-prone zones.
12:30 PM – Report Writing and Client Call
After the on-site inspection, we don’t just vanish. We return to the office or find a quiet place to finalize your report complete with annotated photos, clear explanations, and easy-to-read summaries.
We don’t dump a stack of data and walk away. We call every client, walk them through the findings, and answer any questions they have, whether the report is 20 pages or 100.
Our job isn’t just inspection. It’s education.
2:00 PM – Next Home Inspection or Specialized Add-Ons
If the schedule allows, we may head to a second property in the afternoon. Otherwise, it’s time for specialized inspections such as:
- Wind mitigation reports (often required for insurance discounts)
- 4-point inspections (for older homes, needed by insurance companies)
- Pool inspections, thermal imaging, or drone roof reviews
- Mold and moisture testing
We’re licensed, trained, and equipped to handle the extras and in Florida, they’re often necessary.
5:00 PM – End of Day, But Still Available
Our day might end with the last report, but our phone doesn’t shut off. We’re here for follow-up questions, realtor calls, and urgent scheduling needs because real estate moves fast, and inspections are a critical piece of the puzzle.
What Makes Divinity Florida Home Inspectors Different?
Every licensed Florida home inspector knows the basics. But not all of them bring the same level of care, attention, and follow-through. At Divinity Inspection Services, we focus on:
- Thorough inspections rooted in experience
- Straightforward reporting that’s easy to understand
- Friendly, responsive service (before and after the report)
- Local knowledge of Florida-specific issues — from salt spray to soil movement
- Support you can trust — whether you’re buying, selling, or maintaining
We believe peace of mind shouldn’t be an upgrade. It should come standard.
